We always knew demand for space in 31-33 Princess Street would be high but we’ve been bowled over by the number of the enquiries we received for people wanting to take space with us. Before the scheme was even handed over by our builders we had fully let the building!
So let’s take you back to the start. At the beginning of this year, we purchased an off market gem in the heart of the City Centre fronting Albert Square. The 7,000 sq ft Grade II listed beauty had been fully vacant since 2013. Not bearing to see it in such an unloved state; along with our partners Roundhouse Properties we started work immediately, taking the building back to shell. Within six months, the building had been given a full makeover including re-configuring the floor plates, the creation of a new reception, bike and shower facilities and a kitchen in each self-contained office.
Residents include award-winning digital market agency Clickoo which has taken 1,700 sq ft and salad bar eatery The Street Garden which is opening its second operation, with a base already in Wilmslow as well as Clarity’s.
We also kept a floor back where we launched the UK’s first property co-work space, ’That Space’ where residents now include Falconer Chester Hall Architects, Businesswise Solutions, Iceni, and Carolyn Wilitts Studio.
The final resident to join us moving onto the first floor is Smartlife, a company born out of the University of Manchester’s Biomedical Engineering Department and the Textile Department of UMIST. These guys specialise in developing smart garment technology with applications across many markets from sport to healthcare and even to the military.
Michelle Rothwell said: “It’s been a fantastic project and one we’re really proud of. We made the decision to do the refurb speculatively and we’re super pleased with the result and the success we’ve had in attracting businesses here.
“I believe this scheme gives businesses a real, authentic identity and helps to set them above and apart from their competitors.”
